For the 2026 tax year, the appeal deadline for Allegheny County is:

September 1, 2026

This is the last day to file an appeal for the 2026 property tax year. Appeals filed after this date will not be considered for the 2026 tax year.

Allegheny County typically mails assessment notices in March. This notice shows your property's assessed value for the upcoming tax year.

Appeal Filing Period

You can file your appeal anytime after receiving your assessment notice up until the September 1 deadline. However, we recommend filing as early as possible to:

  • Get an earlier hearing date

Hearing Schedule

The Board of Property Assessment Appeals and Review (BPAAR) typically holds hearings from spring through summer. If you file early, you may get a hearing date in April or May. If you file closer to the deadline, your hearing may be scheduled for late summer.

What If You Miss the Deadline?

If you miss the September 1 deadline for 2026, your options are limited:

  • Wait until next year: You can file an appeal for the 2027 tax year when the next assessment cycle begins
  • Check for errors: If there was a clerical error in your assessment, you may be able to request a correction
  • Exemption appeals: Some property tax exemptions have different deadlines

Unfortunately, there are no extensions granted for missing the appeal deadline.
